The Three Principles Behind the Way I Work with Investors

An established career, a marriage, a stately home, new cars, and a country club membership. For many people, this is what the American Dream looks like when it finally arrives. It is the reward for years of grinding through the formative stages of a career.
And yet, I’ve observed something consistent across nearly every income level I’ve encountered over the years, from the financially struggling to the genuinely wealthy: reaching a high income does not automatically produce financial stability. In fact, it introduces a set of risks that can be just as damaging as living paycheck to paycheck. They are simply better disguised.
That risk has a name. Lifestyle creep.
The Financial Equivalent of Boiling the Frog
Lifestyle creep is the gradual expansion of spending and liabilities that follows, and eventually outpaces, income growth. It doesn’t announce itself. It accumulates quietly, one reasonable decision at a time, until the financial structure that appeared solid begins to show stress fractures.
The mechanics are straightforward. A closer look at two ratios, spending-to-income and debt-to-income, almost always reveals the root cause. But those ratios rarely create immediate damage. They manifest into larger problems over time as each new obligation is introduced under the assumption that income will continue to rise to meet it.
Most high-income earners are so relieved to have graduated from the academic years and the long hours of early-career establishment that the impulse toward retail therapy is entirely human. I’m not asking anyone to rebel against that instinct. I’m asking for a more strategic lens when evaluating what comes next.
The System Behind the Purchase
The luxury sports car requires high-performance tires, specialized insurance coverage, and more frequent maintenance. The new home may need landscaping, cleaning services, a pool contractor, and far more furnishing and preventive upkeep than the purchase price suggests. The secondary and tertiary costs are rarely evaluated as a complete system at the time of the initial decision.
They are absorbed one at a time, each one small enough and practical enough to justify in isolation.
Over time, those individual expenses stop feeling like choices. They function as fixed obligations that rise alongside the lifestyle itself, quietly compressing every other part of the financial picture.
Where the Pressure Accumulates
The gap between what is considered acceptable and what is actually sustainable is where most of the damage happens. Mortgage underwriting, for example, permits a front-end debt-to-income ratio of approximately 28% of gross income. When translated into net income, meaning what actually lands in your account each month, that threshold shows how quickly a home purchase can become a threat to the larger financial structure.
Mortgage qualification is based on the ability to make the payment today. It is not based on preserving flexibility across the full range of conditions a household will experience over the next 30 years: job transitions, medical events, family changes, and economic cycles.
One rule of thumb I consistently apply: the initial purchase should not be at the maximum affordable budget. If a car payment falls within the advisable range of 10–15% of net monthly income, that figure should already include a monthly projection for insurance and maintenance, rather than stacking those costs on top of the maximum affordable payment.
A Structurally Sound Spending Framework
Below is a percentage-of-income framework I find useful as a practical guide for keeping a financial structure intact as income and lifestyle grow.

Housing (Mortgage, Tax, Insurance)
Target: 20–25% of net income
Upper boundary: 30%
Above 30%, housing stops existing within the financial structure and starts dictating it. At that level, every other decision, including savings, transportation, discretionary spending, and emergency reserves, gets compressed around the mortgage. This is true regardless of income level.
Transportation (Payment, Insurance, Maintenance, All-In)
Target: 10–12% of net income
Upper boundary: 15%
These figures must reflect the total cost of ownership, not just the monthly payment. The vehicle that looks affordable at the dealership often looks different once insurance, registration, fuel, and routine maintenance are factored in.
Saving and Investing (Combined)
Target: 20–30% of net income
Floor: 20%
This category is the one that builds financial independence. When it gets reduced, lifestyle creep tends to reduce it first because it is the most flexible-seeming line item, making the entire structure dependent on continued income with no margin for interruption.
Discretionary and Lifestyle Spending
Target: 30–40% of net income
This category absorbs everything else. It expands easily and is rarely audited, which is precisely why it is most often the origin point of lifestyle creep. The luxury car, the club membership, the upgraded vacation, the home renovation. Each is individually reasonable. Together, they are collectively compressive.
Buffer and Residual Margin
Target: 5–10% of net income
Floor: 5%
This is what keeps the system stable when something moves. Without it, small and unpredictable changes, such as a rate increase, a medical bill, or a career transition, force outsized adjustments elsewhere. The buffer is what separates a financially flexible structure from one that is already operating at maximum capacity.
Same Income, Drastically Different Outcomes
The framework above is useful in the abstract. But it becomes genuinely clarifying when applied to a concrete example, because the numbers reveal just how much allocation decisions compound over time.
Consider two hypothetical households, each earning $150,000 in net income ($12,500 per month). Same income. Same general goals. Very different decisions about how to deploy it.
Household A operates at the upper boundaries of each category, the choices that feel affordable today and are easy to justify one at a time:
- Housing at 30% of net income: $3,750/month
- Transportation (all-in) at 15%: $1,875/month
- Saving and investing at the minimum floor of 20%: $2,500/month
- Discretionary spending absorbing the remainder at 40%: $5,000/month
Household B makes structurally different decisions, not dramatically different on the surface, but disciplined at the margins:
- Housing at 20% of net income: $2,500/month
- Transportation (all-in) at 10%: $1,250/month
- Saving and investing at 30%: $3,750/month
- Discretionary spending at 30%: $3,750/month
Both households spend every dollar of their monthly income. The difference is where those dollars go.
Invested at an average annual return of 8% over 20 years, Household A’s $2,500/month in savings grows to approximately $1,372,858. Household B’s $3,750/month grows to approximately $2,059,288.
The gap is $686,430, based on the same income over the same period, with no dramatic sacrifice required of Household B.
The $1,250 monthly difference between the two savings rates doesn’t feel like a life-altering decision in year one. It feels like a slightly more modest home and a slightly less impressive car. Over the past 20 years, it has become the difference between financial independence and continued dependence on a paycheck.
This is what lifestyle creep actually costs: not the price of the luxury car or the upgraded kitchen, but the compounding growth that never materialized because the capital was instead absorbed by fixed obligations.

All of these pressures can strain the financial security of any household and reduce flexibility precisely when flexibility matters most: when career, family, or economic circumstances change.
The fractures don’t form during a crisis. They form during the easy years, when everything appears to be working perfectly, when income is rising, spending feels justified, and the ratios haven’t yet crossed the thresholds that make the problem visible.
The most effective time to address lifestyle creep is before it becomes entrenched. That means evaluating purchases not as isolated decisions but as components of a larger system, one that either maintains its structural integrity or slowly loses it, depending on the discipline applied during the years when it seems least necessary.
